p>Starwood Capital Group has invested $250M in Yotel and acquired a 30% stake in the company. Starwood is investing in real estate acquisitions for new build, hotel conversion and adaptive reuse properties as Yotel expands internationally. Yotel is expanding into San Francisco with its first hotel at Market and Seventh streets expected to open in the first quarter.
Starwood’s investment and partnership with Yotel will allow the micro-hotel chain to expand worldwide with a particular focus on Europe, North America and Asia. It also will help Yotel strengthen brand identity and enhance the guest experience. Yotel offers small tech-filled rooms for guests along with co-working and social spaces. Starwood already has secured city center sites in Edinburgh, Glasgow and Amsterdam, which are expected to open as Yotels in 2019.
Starwood Capital Group Managing Director, head of European Hotels Cody Bradshaw and Senior Vice President Sarah Broughton will join Yotel’s board of directors along with major stakeholders, including Al-Bahar Group, IFA Hotels & Resorts, United Investment Portugal and Kuwait Real Estate Co., which jointly own a 65% stake in Yotel.

The company clarified that it owns this land since the 1980s and it’s the same land on which the Court Complex is currently located. Since the construction rules have been amended from 180% to 330% several years ago, one of the options available to the Company is to construct a building on the rest of the unplanned area (Al-Reggai Court Complex). Kuwait Real Estate Company announces the completion of purchasing assets of a deal worth US $ 17 million which acquired 51% of IFA Hotels and Resorts - Lebanon valued at US $ 11.2 million, also owns the proportion of 5.8% of YOTEL Investment Company Limited - worth US $ 5.8 million from a related party.
This settlement will lead to increase the share of Kuwait Real Estate Company in IFA Hotels and Resorts - Lebanon from 49% to 100% and will consolidate IFA Hotels and Resorts - Lebanon, as a fully owned subsidiary of Kuwait Real Estate at the end of fiscal year 2016.
AQARAT (Kuwait Real Estate Company KPSC) has announced the sale of 2537 Fulton Street, a student housing development in Berkeley, California. The property sold for $3,825.000 or $478,125 per unit and $590.37 per square foot. Both the price per unit and the price per foot are likely records for apartments in Berkeley built before 2000 and over 5 units. The CAP rate was approximately 5.19 percent with a Gross Rental Multiplier of almost 13.56. CBRE’s East Bay Multifamily Team, led by Keith Manson, First Vice President, and Zachary Greenwood, Associate, represented both parties in the transaction.
“Student occupied assets continue to command strong rents. This is what helped get the sale to almost $500,000 per unit and $600 per square foot. Historically, these metrics are super aggressive. We brought an all cash buyer to the table that was able to close in 15 days,” commented Manson.
Fahad Al-Shamlan, Vice President- Investments and Acquisitions at AQARAT added, “Student housing has become an increasingly important asset class for AQARAT’s plans as we expand the U.S. portfolio. The strategy is beginning to yield profit as we exit some markets with the intention to enter others. The price escalation in the local Berkeley market made this an opportune time to divest of property, however, the company’s long standing history in California dates back decades and we are confident in uncovering additional profitable real estate opportunities within the market in the coming years.”
Located in South Berkeley, the asset is just four blocks from the University of California, Berkeley, and walking distance to all of Downtown Berkeley’s shops, restaurants and entertainment making this asset a prime option for student living.
2537 Fulton Street was built in 1968, and received a complete remodel in 2013, which included a seismic upgrade with permits and removal from Berkeley’s soft-story inventory list.

Kuwait Real State Company sold one of its Real Estate portfolio located in the USA which is a student housing building.
The value of the deal 3.8 Million USD equivalent 1.16 Million KD. A profit of US $ 660,000, equivalent to KD 200,000 will be included in the Company's financial statements for the third quarter of 2016.

AQARAT emphasized that these developments will bring a change to the building’s aesthetic landscape, tenants’ background and the complex’ visitors. The renovation works intend to redevelop the property while maintaining the original structure of the complex. Kuwait Real Estate Company (AQARAT) completed the acquisition of Al-Fareej International Real Estate Company (owner of Arabella Entertainment Complex – Bida’a) through a transaction valued at 13.7 Million Kuwaiti Dinars. Hence, Kuwait Real Estate Company (AQARAT), in addition to being the owner of the property, will now own the complex as well. We expect to realize annual rental revenue of KD 3.2 Million effective 1st quarter 2016 from this project.
Kuwait Real Estate Company (AQARAT) has concluded an agreement with Boubyan Bank to restructure its credit facilities and increase the credit limit granted by the bank. This agreement resulted in an increase in the credit limit from KD 22.625 to KD 33 Million, in addition to a grace period to settle the credit facilities’ installments until June 2018 at 2.25% above Kuwait Central Bank discount rate.

Kuwait Real Estate Company KPSC (AQARAT) achieved a profit of KD 7.1 m for the year 2014 as compared to profit of KD 6.7 million achieved in year 2013. The Earnings per Share (EPS) increased to 7.8 Fils in fiscal year 2014; from 7.4 Fils in 2013, an increase of 6%.
Furthermore, the Shareholders’ equity improved to KD 126 million as compared to KD 124 million in 2013. Resultant, the book value of the share has increased to 140 Fils per share in 2014 as compared to 137 Fils in the year before.
The improved financial performance is the result of implementing the company’s new strategy, and in line with ambitious plans of the Board of Directors, which made this announcement following it’s meeting on Thursday, February 19, 2015 in which the members recommended distribution of a cash dividend of 5% from the profits of year 2014.
The Board Chairman, Mr. Ibrahim Saleh Al-Tharban made the following statement after the meeting: “By the grace of God, our company realized a profit of KD 7.1 million in the year 2014, due to the tremendous efforts of the company’s employees and continuous implementation of company’s strategy with focus on maximizing annual profits, which would benefit our esteemed shareholders. Consequently, the Board recommended distribution of a cash dividend of 5%.’’
Mr. Al-Tharban highlighted that Kuwait Real Estate Company is a significant and esteemed Kuwaiti firm operating in the field of real estate. “We have expanded our real estate activities and initiated new real estate investments resulting in our property assets increasing to KD 142 million in 2014. Real estate is regarded as a superlative investment with minimal risks and superior returns. We have also sustained our efforts to renew and develop our proprietary investments and B.O.T. projects”
“Moreover, we look forward to carry on implementing our strategy and envision it bearing fruits in the coming years”, he added.
Kuwait Real Estate Company (AQARAT) announced signing an agreement to obtain credit facilities from Al-Ahli United Bank amounting to 75 Million (Seventy Five Million Kuwaiti Dinars) with annual interest ranging between 1.75% and 2.4% above the discount rate of the Central Bank, provided that settlement of these facilities to be concluded in year 2020. It is expected that the impact of these facilities will become noticeable as of the first quarter of year 2015AD.
Chairman of the Company - Mr./ Ibrahim Saleh Al-Tharban, commented on this matter by saying: “ The rescheduling agreement goes in line with the business plan set out by Company and also the schedules for repaying its debts. He pointed out that this agreement confirms the quality of assets in the hands of Kuwait Real Estate Company (AQARAT) and also the stable cash-flow they are generating, while the agreement grants the Company the opportunity to fulfill the plan of developing its major projects, expanding its real estate activity, and entering into new well-studied projects yielding good returns”.

On this occasion, Mr./ Ibrahim Saleh Al-Tharban – Chairman & Managing Director of “ Aqarat “ Company said: “ Beda district has witnessed noticeable increase in land prices during the past years, same as the other districts in Kuwait, mainly because of the rising demand while supply is scarce, the matter which prompted the Company to negotiate with the landlord purchasing it instead of leasing it on Build - Operate - Transfer (BOT) basis”.
